One of the aspects of Building Information Modeling (BIM) is that from the first design of a construction project all structural and technical information can be included. You will continue to benefit from this during the life cycle of the building. EGM has the ambition to come to an “as built” model after delivery in consultation with the client. This is a model in which the delivery specifications can be found for each relevant part of a building.
Picture thise: someone accidentally breaks a window in the lift hall, so you have to order a new one. In the BIM model, the properties of the window in question can be found immediately, such as: ’30 minutes fire resistant’ and ‘fall-through safe glass’. You always know what you need and where you can get it to ensure a quick repair.
BIM also helps with determining regular maintenance costs, the model can provide a lot of useful information with regard to surfaces of room finishes and glass surfaces to be washed.
In the model, all fixed and separate design elements can be inventoried based on room information. A fully detailed model also offers possibilities for the management and maintenance of Building Bound installations. BIM is therefore an essential tool for efficient building facility management.
In the meantime, creating a BIM model of our own office has saved us a lot of time, money and trouble.
